The residential building includes 97 units in total comprising single bedroom, double bedroom and penthouse type apartments. The notable building service features include high efficiency water-cooled air conditioning plant, stairwell pressurisation and relief air systems, rain water harvesting for toilet flushing, high efficiency LED lighting and solar boost hot water generation. The residential building has also achieved a 6-Star National House Energy Rating (NatHERS) as modelled in-house by Lucid.
The office building includes levels 1 to 16 'warm shell' commercial office floors and a roof level plantroom. The office development will aim to achieve Australian excellence in design, sustainability and construction and is registered with the Green Building Council of Australia and will target a 5-Star Green Star result. The building will also be designed to achieve PCA A-grade status. The Green Star submission will be collated by Lucid as the project ESD consultant via collaboration with the design and construction team. The notable building services features include a low temperature induction VAV air conditioning solution, high efficiency thermal plant including magnetic bearing chillers and condensing type boilers, destination control vertical transportation, C-bus lighting control, back-up power generation, power monitoring systems, water metering, rainwater harvesting and solar boost hot water.
The building has been modelled utilising IES Virtual Environment sustainable design software to allow optimisation of the facade solution, thermal, daylight and energy modelling. |
