DWN Distributors Cold Room Storage Facility

The building engineering services installations for which Lucid were responsible included mechanical, electrical, refrigeration, fire protection and hydraulic services, valued at $2.3m (approx).

This project includes 2 off large Freezer Rooms (-250C) and a large Chiller, all with 10m ceiling heights. The total floor area of the extra high storage areas is 2500m2 approx. The extra high storage heights in the above areas of the warehouse together with the low temperature conditions in the Freezers presented a unique challenge with respect to fire protection of these areas. Lucid assessed several options before settling on the recommended option which was subsequently documented and priced. The final solution took advantage of the relatively large capacity of the towns water main adjacent the site, to utilise the available towns mains water supply without use of pumps and tanks.

Lucid Consulting Engineers also carried out a detailed design review with the lowest tenderer to ensure that the project requirements were fully understood prior to contract signing. The lowest tenderers were also encouraged to explore other solutions to the documented fire protection system. This process ratified that the documented fire protection system arrangement was the most cost effective for this building and allowed the contractor to contribute to the final design refinements prior to award of tender. The client, architect and construction manager all benefited from their involvement throughout the final tender review process as it reinforced their understanding of the design principles and the system installation requirements. They were also able to appreciate the design and associated cost control challenges faced by Lucid during the design process.

The site for this development is owned by the Adelaide Produce Market Limited and is located adjacent to their existing site at Pooraka. Lucid Consulting Engineers assessed the option of reticulating the power supply from their existing internal site power grid to the proposed development site adjacent. Following negotiations with ETSA in relation to their costs, it was resolved to establish a pad mount transformer on the DWN Distributors site and leave the spare capacity in the APML grid to enable future expansion of their present facilities.
