Conservatory - 131-139 Grenfell Street, Adelaide

This 19 level office, apartment,

carpark and retail development

is located on Hindmarsh Square

on the site of the old “RAA” building.

The Conservatory won the National UDIA Award for Best High Density Residential Development in March 2010.

Conservatory on Hindmarsh represents the first major apartment development to adopt ESD principles. As such the project team has invested significant effort in establishing benchmark data to enable comparisons to be drawn against other apartment and multi-residential developments. Lucid provided research and input into establishing base and target benchmark data and set about investigating cost effective design approaches which would ensure that these targets are achieved. The ESD philosophy and targets set for this major project assisted the project team in obtaining planning approval via the major development status process. As part of this process, the design team collaborated with the State Government Working Party which included representatives from Adelaide City Council, The Green Building Council and SA Water Corporation.

ESD features of the project include:

Electrical/Communications Services

  • Grid connected facade and roof mounted photovoltaic array producing 9,500kWh per annum
  • Apartment lighting incorporating compact fluorescent technology
  • High efficiency fluorescent lighting and control gear technology
  • Automated base building and common area lighting control system

Mechanical Services

  • Co-Generation (microturbine) unit coupled to a heat recovery unit and thermal storage tanks and boost heaters, providing both electrical power and heat for domestic hot water and swimming pool heating from a single fuel source (natural gas)
  • Inverter type air-conditioning units utilising environmentally friendly R410C refrigerant
  • Heat recovery system for Pool Heating and Exhaust System
  • Fully modulating outside air control incorporating CO2 monitoring and economy Cycle (100% fresh air) systems to Office Levels 5-9 inclusive, enabling energy to be minimised during extreme conditions and free cooling when conditions and night purging are suitable
  • Tenant’s supplementary condenser water loop to enable the use of efficient water cooled air conditioning plant for retail tenancies, and for supplementary plant to boardrooms and the like
  • Optimised apartment building envelope to minimise the requirements for air conditioning utilsiing double glazing, shading and natural ventilation provisions.
  • Sophisticated sub-metering, monitoring and reporting provisions within the building to monitor performance of individual systems or areas
  • Use of high efficiency “magnetic bearing” water cooled chiller plant

  • Rainwater storage and reticulation systems
  • 4A Energy efficiency rating WC suites.
