Redevelopment and expansion of existing Shopping

Centre to provide 14,000sqm floor area over 2 levels

(current floor area approx 5000m²), to house a Coles

Supermarket and Target Store as major anchor tenants.

The remainder of the centre will include a common Mall with access to Specialty Shops. A travelator and lift will provide access between the lower and upper levels.

The development will also comprise significant site works including re-diversion of Council STEDS drain. Lucid were involved in all pre-planning discussions with Council in relation to the modifications to the Council STEDS drainage scheme and prepared the related documentation for Planning Approval purposes.

Lucid carried out all liaison with the associated Utilities (ETSA and City of Onkaparinga) and Authorities (CFS) early in the design program to ensure that their requirements were understood by the design team. All meetings held with the Utilities/Authorities were recorded and distributed to the relevant stake-holders. This early involvement ensured that the approval process was expedited.

The design team also had to consider the project staging requirements, which requires that the existing Coles Supermarket continue trading during construction and is relocated to the new building addition upon completion. Stage 2 includes building additions and conversion of the existing Coles Supermarket to a Target store.

Whilst the design of the building services installations for the major anchor tenants was generally in accordance with the applicable tenant design brief, Lucid were able to apply their innovative design skills to the Mall area (1500m2). To meet the BCA prescribed requirements for smoke ventilation, details on a system of operable high level windows was presented by Lucid as an alternative to smoke spill fans. The operable windows will also be utilised for a natural ventilation cycle when weather conditions are suitable, resulting in reduced air conditioning running costs.
